1. Why estate homes need multi-zone HVAC planning

This typically runs $12,000–$22,000 for a three- to five-zone system on an estate with existing ductwork in reasonable condition.

Ductless mini-splits are the better choice for rooms, additions, or wings that the main duct system never served well — a converted carriage house, a finished attic, a master suite above a detached garage, or a rear addition where running new ductwork would mean tearing open finished ceilings. Mitsubishi Electric's hyper-heat models are rated for sub-zero performance, making them one of the few ductless lines that hold up through a full Chicago winter without backup heat. A three- or four-head ductless system typically costs $9,000–$18,000 depending on line-set lengths and the number of outdoor units required.

3. Load calculation and permit coordination across North Shore villages

North Shore estate HVAC projects require a full Manual J load calculation to size equipment correctly — not a square-footage guess. A 6,000-square-foot home with high ceilings, large windows facing the lake, and a finished walk-out basement will have a very different heat loss and heat gain profile than a 6,000-square-foot Tudor with smaller windows and a thick masonry envelope, even if they're on the same block in Winnetka.

Because of these variations, we always verify the exact municipality and confirm permit requirements before finalizing the project scope — assuming a neighboring village's rules is one of the most common causes of delayed starts on North Shore projects.

4. Multiple mechanical rooms and legacy system coordination

Many North Shore estates have multiple mechanical rooms — an original basement furnace room, a second-floor utility closet added during a 1990s renovation, and sometimes a third system in a detached garage or carriage house. When we scope a multi-zone project, one of the first questions is whether all zones can be served by a single larger variable-speed system centrally located, or whether the home needs two or three separate systems because of duct routing constraints.

A single centralized system with zone dampers is more efficient and easier to maintain long-term, but it only works if ductwork can physically reach all zones without unreasonable tearout. If the guest wing is served by a completely separate duct tree with no connection to the main trunk, it's usually more practical to leave that wing on its own system (or convert it to a ductless mini-split) rather than force a duct connection through finished spaces.

The right answer is almost never "replace both systems exactly as they are" — it's a full load calculation and duct audit to determine the most efficient zoning strategy going forward.
